Tenant Coordination/ Construction Management Services
Landlord Representation
Provide/prepare construction exhibits and provide feedback directly to landlord’s leasing team and legal consultants as directed.
Build a solid foundation between all parties, establishing a cohesive and collaborative working rapport.
Review and provide comments on lease and relevant construction exhibits.
Coordination and review of landlord’s construction plans and tenant’s leasehold improvement plans.
Review and assist in abstracting leases.
Review of letter of intent (LOI) for tenant requirements (e.g., utility requirements, tenant design impact, delivery requirements, etc.).
Prepare cost estimates in support of potential landlord required work and deliverables.
Constant contact with tenant throughout the design and build-out phase to ensure timely opening to meet the rent commencement date in the lease.
Track all required drawing submittals, including permitting, construction start dates, initial opening dates, etc.
Coordinate tenant delivery and turnover notices.
Assist landlord on-site management/operations team during tenant preconstruction and construction.
Coordinate project closeout (receipt by tenant of as-built drawings, certificate of occupancies and other required close out documentation).
Review project closeout documentation for release of any tenant improvement allowance.
Tenant Representation
Work letter review.
Organize tasks and responsibilities, set deadlines and develop a critical path.
Negotiate design and construction related lease terms.
Project budgeting to include preliminary and final budget preparation.
Selection of General Contractor.
Selection of Architect.
Management of tenant’s General Contractor.
Maintenance of budget and schedules.
Maintenance of control over design and space planning process.
Solicitation of bids from Sub-Contractors and General Contractors.
Value engineering through competitive construction bids.
Work with local government entities.
Review of all progress payments.
Follow up with all punchlist items.
Ensuring timely tenant move-in.
